It is located in a commercial area with mainly office and administrative buildings in the west of Darmstadt and is very well connected to the adjacent A5 motorway. Similarly, the property is only 3 km from the city center and 2 km from Darmstadt's main train station, making it ideal for an office location.

Currently, the property is being used as an office and production/logistics property, albeit with short term leases. After the tenants have moved out, the existing building is scheduled for demolition in the third quarter of this year, at the site of which a high-quality new property with a modern, user-oriented service concept is to be constructed. We estimate a construction period of 20 months.
